Salarpuria Sattva is a top real estate group known for its grand projects. It builds modern luxury homes and commercial spaces that are well-suited to all buyers. The group is known for building its projects with care and attention to detail.

The group was set up in Kolkata in 1986 by Mr. G.D. Salarpuria. Mr. Bijay Kumar Agarwal is now its owner and Managing Director.

Salapuria Sattva set up its head office in Bangalore in 1993. Its first project was Money Chambers in the same year. During the IT boom in the 2000s, it built the Sattva GR Tech Park. It now has a strong name for its commercial projects.

The group has built over 121 projects of 74 million square feet. An area of 75 million square feet is being planned and developed. The projects are in Bangalore, Kolkata, Hyderabad, Vizag, Chennai, Jaipur, and Pune.

Salarpuria Sattva has taken notice of the high ROI in Bangalore. It has many projects in its north zone. It also has projects in the growing market of Hyderabad.

  • Residential Projects: The group has built both affordable and luxury homes. It has villas, apartments, and plots. Its latest project is Sattva SimpliCity on 4 acres in the dynamic market of Rajarajeshwari Nagar. The area has had a 17.39% year-on-year price rise.
  • Commercial Spaces: It has built world-class commercial spaces and tech parks. Its Hyderabad portfolio is over 25 million square feet. The Knowledge Series is on more than 14 million square feet and has Fortune 500 companies. The group has built 43 million square feet of commercial space. Work on 9 million square feet is going on.
  • Retail: The company has built shopping malls in many locations. One of its most well-known is the Sattva Necklace in Secunderabad.
  • Hospitality: It has partnered with luxury hotels, such as Taj and Novotel.
  • Other Fields: The group is into aerospace, education, tech, warehousing, facilities management, and co-living. Its co-working space called Simpliwork is planning to double its presence over two years.

  • High-Value Partnerships: It is the largest development partner of Apollo Global Management and Blackstone.

  • Housing Pipeline: There was a saleable area of 10 million square feet in housing by December 31, 2024, and new launches are planned.
  • Business Portfolio:
    • In March 2025, Salarpuria Sattva filed to raise Rs. 6,200 crores by the REIT, KRT (Knowledge Realty Trust). KRT has 48 million square feet in 30 office spaces with a built-up area of 37 million square feet.
    • In May 2025, the CCI approved KRT’s acquisition of entities owned by Blackstone and Salarpuria Sattva.
    • After the REIT, the commercial leasing portfolio will be about 1.6 million square feet in FY2025. It will increase to 4 million square feet by FY2026.
    • The total rent committed yearly went up to Rs. 1,650 crores by March 31, 2024.
  • New Projects in 2025:
    • Sattva Kaveri Sri, a 22-acre project of plots in the Mandya area along the Bangalore-Mysore Highway.
    • Sattva Vasanta Skye, luxury apartments on 16 acres in Devanahalli.
    • Sattva Forest Ridge, grand apartments on 4 acres at JP Nagar, Bangalore.

Salarpuria Sattva will invest Rs. 12,000-14,000 crores over three years. It will be in housing, commercial, and data centres. Two housing projects of Rs. 900 crores are planned in Bangalore.

There are blood donation drives on its Bangalore IT campuses with Sankalp India on World Thalassemia Day.

  • The office parks by Salarpuria Sattva are Grade A. They have Platinum and Gold certificates from IGBC, LEED, WELL, and USGBC.
  • Rainwater harvesting and energy management are part of its projects. These are built using precast, with 40% less waste.
  • The Deer and Tree of Tech are art from waste at the Sattva Knowledge Park and Sattva Signature Tower.
